Due to the influx of property damage, property thefts, and vehicle thefts within the Blue Ridge Community over the last several months, your Condo Boards had joined together in agreement to increase security with a second patrol car at night, in the hope to deter further incidents till a better means of security could be instituted.
Condo II Board of Managers decided at last months Board of Managers meeting, to begin securing proposals for the installation of electronic security gates, which would be installed at both entrances to the complex. At this time, three security gate companies have already been on site to take measurements and survey the front entrances for the possibility of having electronic gates installed.
Last year, Condo II moved forward and obtained proposals and pricing for the cost of surveillance cameras to be installed throughout the community. The cameras would run the length of the roads and provide a visual of the roads as well as a visual of each parking plaza. The most cost effective, with the best product,came in at a cost of five hundred thousand dollars ($500,000.00) for camera surveillance.
Currently, the proposed cost from two of the gate companies range between one hundred thousand dollars ( $100,000.00) to one hundred and fifty thousand ($150,000.00) dollars.
Once the third electronic gate company proposal is received, and all are fully reviewed, there will be a Tri-board interview with a presentation of what each company can offer, along with the cost involved, which is what was done for the camera surveillance companies.
With the consideration of cost in mind, with the best means of security for the community, it will be determined what route to go.
It will then be brought up to the community to vote on a yes or no to move forward for means of securing our entrances and the community.
It will also be determined the means to cover the cost of this security. The most beneficial means for the community would be to administer an assessment. This would entail all units pay an equal amount on a monthly basis for a determined length of time, which also means not increasing the common charges for this singular purpose.
All of this will be reviewed, shared, and discussed in length with the community, once all information is obtained, and the facts are on paper.
Condo II will be keeping the community informed on the progress.
