FRONT ENTRANCE GATE SURVEY AND MEETING
The following page is a survey and additional information to determine the interest of the Community for installing security gates at the entrances of Blueridge Drive and Birchwood Road along with a fence on Granny Road.
Over the past few years, the Boards have seen a significant increase in crime and illegal activities such as car theft, vandalism, illegal drug activity and even stalking issues. The Boards feel that a major contributor to these issues is the ability for non-residents to enter our complex utilizing our private roads and unfenced areas. Therefore, the Boards are considering installing security gates with an updated video surveillance system and fencing along Granny Rd.
The Boards have interviewed 5 vendors and settled on one to do the job. He has been installing these gates on other condos for many years. We have checked his references and they all gave glowing reports. He has answered all the questions regarding access for busses and vendors. Al] residents will receive a window sticker to allow entry. (Residents only) Entry to guests will be controlled by the homeowner. Before we proceed, we believe it is important to get your opinion on this project.
There are several benefits to this project: control over who is entering our property, the ability to look back through video storage should there be any incidents and an increase in individual property values of at least 5% as per several local realtors.
As stated, this project will include 2 sets of gates with a resident, vendor and exit lane each. They will include security cameras that will have videos of both car and driver as well as license plates and fencing along Granny Road.
The total cost will be $295,000 and the cost to each homeowner will be $340.00 payable in one lump sum or 5 installments as follows: 1st installment is $100.00 then 4 equal payments of S60.00 each.

In addition, we will be hosting an OPEN MEETING on APRIL 10, at 2:00 pm. (Rain Date April 11) in the Tiki Bar area to answer any questions you may have.
The Boards further want you to understand that the assessment for the gates will be separate from any impact on next year’s common charges. The Boards have not determined what, if any, increases may be necessary for next year’s operating budgets. Those numbers would be separate from this assessment.
We are looking forward to the community response as this will be a combined effort of all 3 Boards for the benefit of the Blue Ridge Community.
